Houses across Savannah and Chatham County

Breakdowns, replacements, ducts, drains and the humidity that decides whether a house feels comfortable or merely cold. Savannah, Pooler, Richmond Hill, Wilmington Island and the islands beyond.

Call-outs

When it has stopped, and when it has not

01

No cooling

Any make. Before you call, two things are worth thirty seconds: the breaker, and the condensate float switch. A tripped float switch is the system doing exactly what it was fitted to do and it looks identical to a breakdown.

02

No heat

Heat pumps, furnaces and air handlers. Where we find a compromised heat exchanger on a gas appliance it gets shut off rather than repaired. That is not a negotiation and it never will be.

03

Cold but sticky

Nearly always an oversized system reaching temperature before it has run long enough to take moisture out. Turning the thermostat down makes it cold and sticky instead. It is measurable, and the fix is often free.

04

One room that never keeps up

Usually an added room teed off the nearest trunk, a crushed branch, or a return that is far too small for the system. Room-by-room airflow turns the argument into a number.

05

Water where it should not be

Blocked drain lines cause more ceiling damage in this county than any equipment failure. The float switch is the whole defence and it is sometimes simply missing.

06

It is old and you are deciding

We will tell you plainly when a repair is the better spend, and we will tell you when it is not. In an older house the harder question is usually what fits, not what to buy.

Duct trunk and branch runs in a crawlspace, insulation taped at the joints, a work light across the joists.
Replacements

What happens before we quote one

  • A load calculation for your house — room by room, from orientation, glazing, shading, insulation and use. Not from the badge on the old unit.
  • Static pressure measured — against the blower’s own rating. If the ducts cannot carry the new airflow, that goes in the quotation.
  • Ducts inspected — crawlspace and attic runs, joints, returns and the plenum. Sealing priced, or explicitly excluded.
  • Condensate reviewed — drain, trap, slope and float switch. In this climate it is the item that saves a ceiling.
  • Permit filed — with the Chatham County or municipal office covering your address, and named in the quotation.
  • Commissioned with numbers — airflow, split, static pressure and charge, written down and left with you.
Humidity

The thing that decides how a house here feels

Cooling removes moisture only while it runs. A system with more capacity than the building needs satisfies the thermostat quickly, shuts off, and leaves the humidity where it was. On this coast that is the difference between a comfortable house and a cold damp one.

  • Oversizing is the usual causeAnd it is very common, because replacing like for like carries forward whatever the last person guessed.
  • Blower speed is often wrongFrequently left at whatever the equipment shipped with rather than set for this house. It costs nothing to correct.
  • Return air is often the restrictionAdding a bigger blower upstream of an undersized return makes noise, not airflow.
  • Crawlspace leakage pulls humid air inA return leaking into a crawlspace is drawing in exactly the air you are paying to dry out.
  • What we will not sayAnything about health. We find and stop the water; what damp might be growing and what that does to anybody is a question for people qualified to answer it.
